Roofing & gutters

What we do

Flashing and ventilation decide how a roof sheds water and how the attic dries. Every roof quote we write names both.

Option 01

Full re-roof

Stripped to the deck, sheathing checked and rotten sheets replaced, then underlayment, flashing, ventilation and new roofing in asphalt, metal or cedar.

Option 02

Roof repair

Leaks and damaged sections fixed in asphalt, metal or cedar, with the flashing and ventilation around them checked so the repair deals with how the water got in.

Option 03

Gutters and downspouts

New gutters and downspouts, alone or with a re-roof. The quote says where each downspout discharges, and roof drainage stays separate from the perimeter drain.

Our process

How the job runs

01

Free visit, written quote

We look at the roof and give you a written quote with a per-sheet price for rotten sheathing, since nobody can count the bad sheets until the old roof is off.

02

Permits, testing, schedule

We check your municipality’s permit rules. On a pre-1990 house, roofing materials get tested for asbestos before tear-off, and a licensed abatement contractor removes any that turns up.

03

Tear-off and install

Our crew and trade partners strip to the deck, replace bad sheathing, then install underlayment, flashing, ventilation, the new roofing and any gutters in the quote.

04

Final walkthrough

We walk the job with you, check the flashing, gutters and where each downspout discharges, and go through the contract item by item.

Where the water goes next

Everything that lands on your roof ends up somewhere. Roof drainage feeds the storm system, and Port Alberni’s homeowner guide says rainwater leaders must be kept separate from perimeter drains. Coquitlam goes further: the two systems shall not be interconnected except at the sump. If your downspouts empty into the same pipe as the foundation drain, we raise it, and our perimeter drain page covers the rest.

If big firs or cedars hang over your roof, we look at how the gutters will be kept clear, and whether guards are worth it on your lot.

Permits, asbestos and WorkSafeBC

Permit rules for roofing vary by municipality. Victoria directs owners to its online Permit Finder; we check yours before work starts. On a pre-1990 house, roofing materials get tested for asbestos before tear-off. WorkSafeBC says homes of that age likely contain asbestos in at least some materials, and removal must be done by a licensed abatement contractor.

Roofing is high-risk work. A WorkSafeBC clearance letter confirms a business is registered and paying its premiums, and WorkSafeBC says a hirer can be liable for the premiums of a contractor who isn’t registered. Ask any roofer for one.

  • Permits: we check your municipality’s rules.
  • Pre-1990 house: asbestos test before tear-off.
  • Ask any contractor, us included, for a WorkSafeBC clearance letter.
  • Get the manufacturer’s terms and the workmanship terms in writing.

Questions to ask any contractor

Ask us these too.

  1. Will you strip to the deck, and how do you price rotten sheathing per sheet?
  2. Which underlayment, flashing and ventilation details do you use?
  3. What does the manufacturer cover, what workmanship terms do you give, and are both in writing?
  4. Do you carry WorkSafeBC coverage and liability insurance, and can I see the clearance letter?
  5. Are gutters and downspouts part of this quote?

Roofing & gutters: common questions

It depends on the municipality. Victoria points owners to its Permit Finder; we check your own city’s rules before work starts.

If the house was built before 1990, WorkSafeBC says to test before renovating, and removal must be done by a licensed contractor.

We price your actual roof, free, after a site visit, in a written quote. Size, pitch, access and how much sheathing needs replacing drive the cost.

Port Alberni requires rainwater leaders to be kept separate from perimeter drains, and Coquitlam says the systems shall not be interconnected except at the sump. Check your own municipality.
