Flooring

What we do

The new floor is the last step. Pulling the old layers, checking the subfloor for moisture and flatness and fixing soft spots come first.

Option 01

Condo flooring

Underlay and sound rules come from your strata bylaws, so we read them before you choose a product. Then the old floor comes up, the subfloor gets prepped and the new one goes down.

Option 02

Whole-house replacement

Old layers out, subfloor checked and fixed, new floor down, with transitions between rooms, baseboards and door trimming written into the quote instead of turning up later.

Option 03

Basement and crawlspace floors

Over a slab or a crawlspace, moisture shows up first. We test the slab and choose the moisture barrier before wood or laminate goes anywhere near it.

Our process

How the job runs

01

Free visit, written quote

We look at what’s down now and the subfloor under it, then quote removal, prep and install as separate lines so you can see what you are paying for.

02

Testing, material, schedule

In a pre-1990 house, old flooring layers get tested for asbestos first. Some materials need to sit in the house before install to adjust, so we plan furniture moves around that.

03

Removal and install

If asbestos turns up, a licensed abatement contractor removes it. Then our crew or trade partners prep the subfloor and lay the new floor, transitions and baseboards.

04

Final walkthrough

We walk the floor with you, check transitions, edges and door clearances, and go through the quote line by line.

Slabs, crawlspaces and damp

Floors over crawlspaces and on basement slabs are where moisture shows up first. Before wood or laminate goes into a basement, we test the slab and choose the moisture barrier. If your house sits over a crawlspace, we look at what’s going on down there before you choose wood.

If the crawlspace is wet, drainage gets sorted before new flooring goes in upstairs. Our perimeter drain page covers that side.

Permits and the asbestos question

Flooring usually doesn’t need a permit, but we confirm with your municipality. The City of Victoria has an online Permit Finder for exactly this kind of question.

In a house built before 1990, old flooring layers get tested before anyone removes them. WorkSafeBC says asbestos turns up in over 3,000 household materials, and anyone hired to deal with it must be licensed for that work in BC. A licensed abatement contractor removes it; we lay the new floor afterwards.

  • We confirm permit needs with your municipality.
  • Pre-1990 house: old flooring layers tested before removal.
  • Asbestos removal: licensed abatement contractor only.
  • Ask whether removal and disposal of the old floor is in any quote, ours included.

Questions to ask any contractor

Ask us these too.

  1. Will you test old flooring layers for asbestos before removing them?
  2. How do you check subfloor moisture and flatness?
  3. Is removal and disposal of the old floor included?
  4. How long does the material need to acclimatize before install?
  5. Who handles transitions, baseboards and door trimming?

Flooring: common questions

Usually not, but rules vary. We check with your municipality; Victoria has a permit finder online.

If the house was built before 1990, yes. WorkSafeBC says asbestos turns up in over 3,000 household materials and tells homeowners to test before renovating.

We price your actual floor, free, after a site visit, in a written quote, with removal, prep and install as separate lines. Square footage, what’s coming up, the subfloor’s condition and the product drive the cost.
