Windows & doors

What we do

There are two ways to replace a window, and doors have their own details. The written quote says which install we’d use on your house, and why.

Option 01

Retrofit insert

A new unit slides into the old frame and leaves most of the trim alone. The rough opening, the framing and the old flashing stay out of sight.

Option 02

Full-frame install

The old window comes out to the rough opening, so we can see the framing, deal with any rot and redo the flashing into the wall.

Option 03

Exterior and patio doors

Failed patio doors and tired front entries, replaced and flashed into the existing wall. Who repairs interior trim and exterior finish is spelled out in the quote.

Our process

How the job runs

01

Site visit, written quote

We count and measure the windows and doors, recommend insert or full-frame, and put the product’s frame material, glazing and energy ratings in writing.

02

Permits, order, schedule

We check your municipality’s permit rules, through Victoria’s Permit Finder if you’re in the city, order the units and book the install.

03

Remove, install, flash

Our crew pulls the old units, flashes and seals the new ones into the wall, and repairs trim and finish as quoted. Rot around an old frame is priced per hour or per repair.

04

Final walkthrough

We open, close and check every unit with you, and go over trim, finish and any rot repair before the job is closed.

Built for the coast

Built for the coast

CMHC’s guide to wood-frame envelopes in coastal BC includes window flashing in its rainscreen and envelope details. On this coast, how a new unit is flashed and sealed into the existing wall matters as much as the unit itself.

In leaky-condo-era buildings and older stucco houses, pulling a window can reveal damage nobody knew about. That’s why rot repair gets a price per hour or per repair before work starts, so a soft sill doesn’t turn into an argument.

Permits and rebates

Victoria directs owners to its Permit Finder to check whether a window or door replacement needs a permit. Rules vary by municipality, and we check yours.

As of October 2026, the CleanBC Home Renovation Rebate includes windows and doors, but only through a program-registered contractor, and applications are due within six months of the upgrade. The income-qualified window and door rebates changed on July 6, 2026. Better Homes BC says its site is not being updated during the provincial election period, so check the program page before you count on any rebate.

  • Permit: check your municipality’s permit finder.
  • Rebate (as of October 2026): only through a program-registered contractor.
  • Rebate applications due within six months of the upgrade (as of October 2026).
  • Energy ratings in writing, in the quote.

Questions to ask any contractor

Ask us these too.

  1. Are you registered with the CleanBC program, so the rebate applies?
  2. Retrofit insert or full-frame install, and why?
  3. How will you flash and seal into the existing wall?
  4. What are the energy ratings of the product you’re quoting?
  5. Who repairs the interior trim and exterior finish after install?

Windows & doors: common questions

It depends on your municipality. Victoria directs owners to its Permit Finder. We check the rules where you live before the job is scheduled.

As of October 2026, the CleanBC Home Renovation Rebate covers windows and doors installed by a program-registered contractor. Check the Better Homes BC program page first, since rebates change and the site says it isn’t being updated during the election period.

A retrofit insert keeps the old frame. A full-frame install exposes the rough opening so the flashing can be redone. We tell you which suits your wall, and why, in the written quote.
