Decks

What we do

A deck has two parts: the surface you walk on, and the structure underneath that holds it up, including the ledger board that attaches it to the house.

Option 01

Resurfacing

New boards on framing that is still sound. We check the joists and posts before we quote, and tell you plainly if a rebuild is the better call.

Option 02

Rebuild

Old deck out, new structure in: posts, beams, joists and a ledger flashed and fastened so water stays out of the joint with the house wall.

Option 03

New deck

Planned for your lot, drawn for the permit and built from the posts up. Higher decks on sloped lots bring guard and stair details into the drawings.

Our process

How the job runs

01

Site visit, written quote

We look at the lot, what’s there now and how high the deck sits, check the existing framing, and quote in writing, including whether removal of the old deck is in.

02

Plans and permit

In Victoria a building permit is needed before construction begins, and setbacks and site coverage apply. We arrange the drawings and handle the permit where one is needed.

03

The build

Our crew sets the posts off the ground, builds the framing, flashes the ledger, protects joist tops and post bases, and lays a surface that drains away from the house.

04

Final walkthrough

We walk the deck with you: ledger, guards, stairs and landings, and how water runs off the surface.

Built for the coast

Built for the coast

On this coast, rot comes before boards. Framing that stays wet between showers is framing that rots, and if water gets in where the deck meets the house wall, it rots the deck framing and the house framing together. So we protect joist tops and post bases, keep posts off the ground and drain the surface away from the house.

If your lot slopes, the deck may be high off the ground at one end, which brings guard and stair details into the drawings. Stairs and landings take the most wet foot traffic, so we talk through what surface goes there.

Permits in Victoria and Nanaimo

In Victoria, you need a building permit before deck construction begins. Decks and stairs must meet setbacks, count toward site coverage, and must not make an accessory building non-conforming. If the zoning can’t be met, the route is the Board of Variance or a Development Variance Permit.

Nanaimo does not require a permit for minor non-structural repairs, such as replacing the walking surface. Other municipalities set their own rules, and we check yours before work starts.

  • Victoria: building permit before construction begins.
  • Setbacks and site coverage apply to decks and stairs.
  • Nanaimo: no permit for replacing the walking surface only.
  • We handle the permit application where one is needed.

Questions to ask any contractor

Ask us these too.

  1. Who draws the plans and pulls the permit?
  2. How is the ledger flashed and attached to the house?
  3. What do you use to protect the framing against rot?
  4. What guard heights and stair details are you planning?
  5. Is removal of the old deck included?
