Concrete & foundations

What we do

Most foundation questions start with a crack or a wet patch. First we work out whether it’s a moisture problem or a structural one.

Option 01

Crack repair

Injecting a single crack. If water still sits against the wall, the fix may belong in the perimeter drains first, so we look at drainage before we inject.

Option 02

Underpinning

Deepening or strengthening the footing under the house, when a crack keeps widening or doors start to stick. A structural engineer assesses it before anyone prices a fix.

Option 03

Driveways, slabs, steps

Flatwork: driveways, patios, steps and slabs. On sloped coast lots, drainage is planned so water runs off the new concrete and away from your basement door.

Our process

How the job runs

01

Site visit, written quote

We look at what you’re seeing, where it is and how long it’s been there. Anything structural gets a structural engineer’s assessment before we price it.

02

Permits and schedule

Structural foundation work generally needs a building permit, and we handle it. Concrete retaining walls over 1.2 m need a permit and an engineer’s certification in Nanaimo.

03

The work

Our crew and trusted trade partners excavate, repair or form and pour. Foundation work means digging beside the house, so expect the yard along that wall to be torn up.

04

Restore and walkthrough

Site restoration agreed in the quote gets done, then we walk the repair or the new concrete with you.

Built for the coast

Built for the coast

Water first. If the problem is moisture, the perimeter drains may be where the fix belongs, and our drainage page covers that work. Injecting a crack while water still sits against the wall treats the leak without asking where the water comes from.

New driveways and steps on sloped coast lots need drainage planned too. We decide where water will run off the new concrete, and the answer isn’t your basement door.

Permits and the new-home line

Structural foundation work generally needs a building permit. Victoria directs owners to its Permit Finder; we check with your municipality and handle the permit. Concrete retaining walls over 1.2 m need a permit and an engineer’s certification in Nanaimo.

Scope has a legal edge. Under BC Housing’s Bulletin 6, a new foundation plus 50% or more new structure above it makes the project a new home under the Homeowner Protection Act. That brings in a BC Housing licensed residential builder and home warranty insurance, or Owner Builder Authorization.

  • Structural repair: building permit, generally.
  • New foundation plus half the structure new: new-home rules apply.
  • Retaining walls over 1.2 m: permit and engineer in Nanaimo.
  • We handle the permit for structural work.

Questions to ask any contractor

Ask us these too.

  1. Does a structural engineer need to assess this crack first?
  2. Is this a moisture problem or a structural one?
  3. Who pulls the permit?
  4. What do you put in writing on crack injection or underpinning?
  5. How will you restore the site afterward?

Concrete & foundations: common questions

If the crack is growing or the house is moving, yes. A structural engineer assesses it before we quote a repair.

Structural foundation work generally needs a building permit. We check your municipality’s rules and handle it.

That is agreed before work starts. The written quote says what restoration is in our price and anything you’d arrange yourself.

BC Housing says a new foundation plus 50% or more new structure above it makes the project a new home, which brings builder licensing and home warranty insurance rules into play.
