Commercial tenant improvements

What we do

A tenant improvement, or TI, is the work that makes leased space fit the business moving in. Your lease and the landlord’s work letter set the limits.

Option 01

Office refresh

Interior renovation of an office. In Vancouver, minor interior renovations by office tenants in eligible commercial buildings may qualify for the faster Tenant Improvement Program.

Option 02

Retail fit-out

Fitting out a shop for the business moving in, scheduled around neighbouring tenants, deliveries, elevator bookings and after-hours access the landlord will accept.

Option 03

Restaurant build-out

A restaurant brings in more trades than an office, so expect a longer list in the quote. If the space is changing use, the permit path changes too.

Our process

How the job runs

01

Free site visit, written quote

We read the lease and the landlord’s work letter with you, walk the space and quote the scope in writing.

02

Professionals, permits, schedule

Depending on scope, a TI may need an architect or engineer. The contract says who coordinates them and the permit, and what the schedule assumes for permit timing.

03

The build

A hazardous materials survey comes before demolition. Then our crew and trusted trade partners build out the space around neighbouring tenants, with licensed trades on regulated work.

04

Final walkthrough

We walk the finished space with you, and with the landlord if the work letter calls for it, against the contract.

Empty office space with a dropped ceiling and bare floor ready for fit-out

Built for the coast

Older buildings, layered fit-outs

Many TIs happen in older buildings with several past fit-outs layered inside: a ceiling over a ceiling, flooring over flooring. We find out whether a hazardous materials survey already exists for your space, when it was done and what it covered.

If the space is changing use, say from retail to a restaurant, the permit path changes with it. In Victoria, the change-of-use checklist is the place to start. Get that answer before you sign the lease if you can.

Permits in Vancouver and Victoria

Vancouver runs a Tenant Improvement Program, a faster permit stream for minor interior renovations by office tenants in eligible commercial buildings. Victoria publishes checklists for interior alterations, change of use and interior strip-outs.

We get a hazardous materials survey before demolition. WorkSafeBC has fined employers when no survey was done before work started.

  • Vancouver: check whether your space qualifies for the Tenant Improvement Program.
  • Victoria: start with the interior alteration, change of use or strip-out checklist.
  • Hazardous materials survey before demolition.
  • Ask what the schedule assumes for permit timing.

Questions to ask any contractor

Ask us these too.

  1. Have you done TIs in this building or municipality, and do you know the landlord’s work letter?
  2. Who coordinates the registered professionals and the permit?
  3. Is there a hazardous materials survey for the space?
  4. How will you schedule work around neighbouring tenants and building rules?
  5. What does your schedule assume for permit timing?
