Maple Ridge’s housing

In the 2021 Census, 52.6% of Maple Ridge’s 33,100 occupied homes were single-detached houses and 29.4% were semi-detached, row houses or duplexes. Most were built from 1981 on: 36.3% from 1981 to 2000 and 35.0% from 2001 to 2021.

If you’re planning a large renovation, check the sprinkler rule first. When construction value exceeds 50% of the building’s BC Assessment value, the City requires sprinklers throughout the house.

Maple Ridge rules for units, trees and energy

Small-scale housing allows 3 units on lots under 281 m², 4 on lots from 281 to 4,050 m², and 6 on lots of 281 m² or more within 400 m of a frequent bus stop. Secondary suites, detached garden suites and coach houses all count. One example layout is a house, a secondary suite and a detached garden suite. Lots are excluded if they are not zoned single-family or duplex, lack water or sewer service, are subject to a natural hazard, or sit outside the Urban Area.

New buildings must meet at least Zero Carbon Step Code EL-3 from July 1, 2025. The City’s page schedules EL-4 for September 1, 2027, but other City records give a different date and show Council delaying the change in July 2026. As of October 2026, check the current date with the City.

  • Tree permit for any tree over 20 cm in diameter at 1.4 m (Bylaw No. 8045-2026)
  • Permit to prune more than 25% of the live crown
  • Any tree in a riparian or conservation area needs a permit
  • Trees of 60 cm or more are Significant Trees

Floodplain, escarpment and wildfire

Council adopted the City’s first Floodplain Management Bylaw, No. 8121-2026, on July 28, 2026. Staff will apply it to building permits from January 1, 2027. For home improvements on floodplain lots, an engineer must set the Flood Construction Level on a sealed Appendix J form, and a restrictive covenant must be registered or updated on title.

Properties on the Fraser River Escarpment must follow the City’s escarpment policies, and adding hard surfaces there needs a storm sewer connection. The City also lists slope instability, wildfire, extreme heat and drought among local hazards, and its home-improvement checklist asks for cladding type and any wildfire development permit requirements.

Maple Ridge: common questions

If construction value exceeds 50% of the building’s BC Assessment value, yes, throughout the house.

It applies to building permit applications from January 1, 2027. On floodplain lots, an engineer sets the Flood Construction Level and a covenant goes on title.
